At New South Homes, we have worked hard to include top quality products, materials and finishes while still maintaining competitive pricing. Our inclusions, both internally and externally, are carefully considered and prepared to cover all the important visual elements of your home along with the hidden features that make all the difference to your home’s liveability. 

While we have outlined our standard inclusions below, as custom home builders we will always work with our customers on an individual basis to adjust the inclusions to meet your specific wants and needs.

EXTERNAL INCLUSIONS

  • Site setout and ground preparation – including cut and fill with up to maximum of 1 metre fall across the lot.
  • Up to 40 lineal metres concrete piering allowance under slab.
  • Up to 8 lineal metres service connections allowance – for services including water, sewer, stormwater and underground electrical (single phase) available inside your property boundary. 
  • 2 x external garden taps.
  • Any external power points? 
  • Up to 37.5 lineal metres of temporary site security fence hired for up to 36 weeks.
  • Up to 36 weeks of temporary toilet hire on site.
  • Temporary sediment control barrier system installed with drain run-off protection.
  • Temporary all weather access installed as required.
  • Construction waste removal allowance during and at completion of the build.
  • Standard 300mm concrete slab using 225mm waffle pods & 20mpa concrete, suitable for Class M soil conditions (subject to Structural Engineer specifications).
  • Physical termite matting protection under timber framing & collars for penetrations as per AS3660
  • 90mm engineered pine timber wall frames and roof trusses to meet AS1684 at 2450mm high ceilings to ground (subject to height limitations).
  • Sarking provided to external walls & ceiling.
  • PGH Bricks with Off White Mortar (Range: Elements, Townhouse, Summervilla, Foundations, Palazzo, Desert, Highlands).
  • Duratuff Vinyl Cladding (Design Specific).
  • Powder Coated aluminium framed windows and sliding doors with standard glazing and keyed locks.
  • Fly Screens to all windows.
  • 2040mm x 1200mm x 40mm plain flush solid-core external doors.
  • Choice of designer handles with single cylinder deadlock to external doors from builders’ standard range.
  • 1 x Single or Double B&D Sectional Panel lift garage door in Seville range, smooth finish with manual opener.
  • Concrete CSR Monier, Elebana profile roof tiles.
  • Colorbond fascia, quad profile guttering & PVC downpipes.
  • 450mm eaves clad in fibrous Cement sheeting
  • Single folding frame clothesline.

  • 10mm smooth finished plasterboard to all internal walls and ceiling.
  • Villaboard lining to all bathrooms.
  • 90mm coved cornice throughout.
  • 66mm x 17mm skirting & architraves with pencil edge profile
  • 2040mm x 820mm/720mm/620mm x 40mm plain flush hollow-core internal doors.
  • Choice of designer handles to all internal doors with privacy set to all bathrooms, ensuite and powder-rooms.
  • Shelf and hanging rails to all built in wardrobes.
  • 2 x aluminium framed sliding doors.
  • 4 x shelves to linen cupboards (design specific).
  • 2 x Coats of polyurethane waterproofing membrane applied to all wet areas.
  • Laminate bench top with tight form edge from builders’ standard range.
  • Melamine doors with square edge from builders’ standard range.
  • Soft close hardware to all drawers and doors.
  • Choice of handles from builders’ range.
  • 1¾ Stainless Steel kitchen sink.

  • Earth leakage safety switch and circuit breakers within meter box.
  • 3 x double power points to bedroom 1, living room and kitchen area (design specific).
  • 2 x double power points to the remainder of all rooms.
  • 1 x double power points to ensuite, bathroom, laundry and garage
  • 8 x single power points in total for kitchen appliances and garage door.
  • 1 x data point

  • Oyster light fittings to each room
  • External wall single light to garage rear and laundry access.
  • Hardwired battery backup smoke alarms to legislated locations.
